California’s Down Payment Wait: 14.7 Years

It’s no secret that saving for a 20% down payment on a typical California home—priced at $776,200—now takes the average household 14.7 years, even with a median income of $105,600. If you’re earning minimum wage and saving on your own, the timeline stretches to a staggering 44.2 years. As someone who’s helped clients navigate the unique challenges of the High Desert and Mountain Communities for over a decade, I see firsthand how geography shapes our local markets: the Pacific to the west, mountains and protected lands all around, and precious little room to expand. This keeps demand (and land values) concentrated in our coastal corridors. Add in long-standing tax incentives that encourage homeowners to stay put, and strong job growth in sectors like tech and healthcare, and it’s clear why competition remains fierce. For first-time buyers, this means long-term planning is more important than ever—wage growth will need to outpace rising home prices for things to shift. I’m always focused on helping buyers and sellers make informed decisions, no matter how challenging the landscape.
